Santa Fe Real Estate - August 2009 Newsletter

The month of July '09 once again has seen a drop in both units sold and median price compared to July '08. Within City limits, Single Family Detached homes dropped from a median price of $409,500 in '08 to $269,900 in '09. Units sold dropped from 64 to 40.

However, if we look at Single Family Detached home sales for the City and County combined then we see a much better picture, the median price dropped from $390,000 in 2008 to $297,100 in 2009, a negligible amount. Likewise, units sold dropped from 93 to 88. This is indicating that sales in the county are picking up and when we look at the numbers we see that sales of Single Family Detached homes in the county rose in '09 to 48 compared to 29 in the same period of '08. Likewise, the median price rose from $362,000 to $539,500.

This is a good sign and hopefully over the next few months we will see similar gains within City limits.
